Why we are better than your bank

A bank or building society is only able to offer restricted advice. This means as a lender themselves, they are only permitted to comment on their own mortgage products. There is no guarantee that the best product that matches your needs will be available, or it may have different eligibility criteria. There could be the circumstance where you are sold a product that is not an ideal fit – something that could prove to be costly later on. A fee will be charged on advice, regardless of whether the mortgage is for residential or business purposes.

This effectively means the bank will be charging you for a meeting at which they will offer you their own products. Initial consultation

The first step of the process is to contact our team to book in your initial consultation at a time most convenient to you. This can be organised by completing a request a callback form. During this conversation, we will ask some information about the property you want to buy, details of your income and the source of the funds to go towards the purchase. This will allow us to start our own research into suitable products. At this stage, we will also outline how the mortgage process works, the documents we require to process your application and be able to answer any questions you may have.

Application preparation

Lenders require evidence of any income you earn and the source of deposit funds as part of their affordability checks for a particular mortgage product and it is worth us obtaining these ahead of time. Behind the scenes, we will be searching for products that suit your needs from a wide panel of potential lenders.

Application accepted

We will work with the lender to make sure everything is in place for your mortgage to be accepted. Once this process is completed, all the funding will be in place to go ahead to with the new purchase.
